1. Introduction
These Terms & Conditions apply to the use of the TyneView Estate website (https://www.tyneviewestate.co.uk
) and all bookings made with TyneView Estate whether this is by our website, phone, email, agents or third party sites.
By accessing our website or confirming a booking, you agree to be bound by these Terms & Conditions.
2. About TyneView Estate
TyneView Estate provides luxury self-catering accommodation and estate hire, including The Farmhouse and The Stables, located near Newcastle upon Tyne, United Kingdom.
3. Website Use
You agree to use this website for lawful purposes only.
You must not misuse the website, attempt unauthorised access, or introduce viruses or harmful material.
We reserve the right to restrict or remove access to the website at any time.
4. Bookings
All bookings are subject to availability and acceptance by TyneView Estate.
The lead guest must be at least 18 years old and is responsible for all guests staying at the property or estate.
Bookings may be made directly via our website or through approved booking platforms and agents.
5. Deposit, Security Bond & Payments
To secure a booking, a non-refundable deposit is required:
£500 for a single property booking
£1,000 for whole-estate hire
The full remaining balance must be paid no later than 8 weeks prior to the start of the stay.
Security Bond
A £500 security bond is required and will be taken via bank transfer during the week of your arrival, this will be £1000 if you have hired the full estate. This bond is held as a security deposit in case of any damage, loss, or excessive cleaning.
The bond will be refunded within 5 working days of check-out, provided there is no damage or additional charges.
Failure to pay the balance or security bond by the required date may result in cancellation of the booking, with the deposit retained.
All prices are displayed in GBP (£).
6. Cancellations
All deposits are non-refundable under any circumstances.
We strongly recommend guests take out appropriate travel insurance.
7. Check-In, Check-Out & Occupancy
Check-in is from 4:00pm on the day of arrival.
Check-out is by 11:00am on the day of departure.
Guests must not exceed the maximum occupancy stated for the property or estate booked.
8. Guest Responsibilities
Guests must take reasonable care of the property, furnishings, and grounds.
Any damage, loss, or excessive cleaning required may be charged to the lead guest and deducted from the security bond where applicable.
Guests must follow all house rules, safety instructions, and local regulations.
Noise must be kept to a reasonable level at all times, particularly during the evening and night.
9. Events, Gatherings & Fireworks
Any events, celebrations, out sourced suppliers or group gatherings must be declared and approved in advance.
Fireworks are strictly prohibited under any circumstances due to the rural location and the presence of animals, including horses, in close proximity to the estate

Unauthorised events and use of fireworks may result in immediate termination of the stay without refund.
10. Liability
We are not responsible for loss, damage, or injury to guests or their belongings during their stay, except where caused by our negligence.
Nothing in these Terms limits liability for death or personal injury caused by negligence or fraud.
11. Intellectual Property
All content on this website, including text, images, logos, and branding, is owned by or licensed to TyneView Estate and may not be copied or used without prior written consent.
12. Third-Party Links
Our website may contain links to third-party websites. We are not responsible for their content, policies, or practices.
13. Privacy & Data Protection
Personal data is processed in accordance with our Privacy Policy and UK GDPR legislation.
14. Changes to These Terms

15. Governing Law
These Terms & Conditions are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
